Before any property is marketed, it must meet our internal Rental Prep Standards — expectations that ensure consistency, quality, and readiness across every home in our portfolio.
These standards apply during initial property onboarding and at every turnover. Our team uses the Rental Prep Checklist as an internal guide and provides detailed photo documentation to each investment owner throughout the make-ready process.

🔧 Interior Standards
Every property is prepared as if it were move-in ready for the next resident — clean, functional, and free from deferred maintenance.
General Interior
- Every surface, appliance, vent, and fixture is professionally cleaned — including the garage.
- Fresh caulking applied around tubs, windows, sinks, and floors.
- Grout cleaned or freshly installed on all hard floors.
- Carpets professionally cleaned (truck-mounted) or replaced if worn.
- Windows cleaned inside and out; screens intact and window coverings installed.
- Fresh paint preferred; all nail holes filled and scuffs addressed.
- All exterior locks must be SmartKey and keyed alike (or keypad coded to 2739).
- No interior locks requiring keys — privacy locks only.
- Breaker box labeled; all light fixtures functional.
- Smoke and CO alarms installed per code with new batteries.
- HVAC system and water heater serviced within the last year.
