Our inspection process is designed to give a clear, accurate picture of a property’s condition at key points during tenancy. Any inspection results that are shared will be delivered through the AppFolio Owner Portal, as file size limitations prevent us from sending reports directly by email (reports often include over 100 photos, especially for move-in and move-out inspections).
Report Access: The Annual and Move Out Inspection Reports are the only inspection reports automatically shared with homeowners. All other inspection reports (move-in, exterior, and quality checks) are kept in our archive and can be provided upon request. Owners will receive specific photos or summaries from these inspection reports when applicable.
1. Types of Inspections
Move-In & Move-Out
- Document property condition at the beginning and end of tenancy.
- Provide a reliable, objective baseline for comparison.
- Notes and photos focus on both overall condition and specific details.
- Major updates during turnover (e.g., new carpet, repainting, new deck) are noted.
Annual Inspections
- Mid-tenancy check to ensure the property is safe and well-maintained.
- Focus on both necessary and recommended but deferrable maintenance (structural, leaks, electrical, etc).
- Identify preventative maintenance before it becomes costly.
- Ensuring you’re aware of any areas degrading over time, to properly prepare for future repair.
- Photos show the general condition of the home; interior detail is streamlined compared to move-in/out inspections.
- We inspect all of the home visually, but keep photos targeted to trouble areas or showing overall condition.
Exterior-Only
- Focused on exterior condition: roofline, siding, fencing, landscaping, driveways, and walkways.
- Used for seasonal checks, if a lease or HOA violation occurs, or at your request.
- Wide shots are emphasized, with close-ups for specific issues.
- Angled shots are taken along siding and fencing to capture areas where damage is most likely (e.g., soffits, fascia, leaning posts, loose pickets).
Quality Check
Large repairs or renovations are visually QCed; however, a dedicated photo inspection report is not always necessary or provided. For example, a replaced AC compressor does not need to be photographed.
